Maintenance Agreement


Most everything we use in day-to-day life requires some sort of maintenance to keep it operating properly and at peak efficiency. One of the most often overlooked systems requiring regular maintenance is the HVAC system in our homes and businesses. After all, we all rely on these systems to keep our families warm in winter, cool and comfortable in the summer, and filter out pollutants to keep us healthy.

A maintenance agreement is a seasonal, professional cleaning of your heating, air conditioning, and other HVAC equipment.

Maintenance Plans

    **Start with Plan B and then add Plan C or D**

 

Plan A: Filter Change

    Filter change 2 times a year with a 1” filter/ each additional filter will be charged.

Plan B: Gas/Electric/Oil Furnace – 1 time a year

    Clean and adjust automatic controls 
    Clean burners
    Adjust combustion for optimum fuel efficiency
    Lubricate as needed
    Test for combustion leaks
    Test safety shutoff response
    Check blower belt wear, tension and alignment
    Replace air filter up to 1” thick
    Check all wiring for loose connections and condition of insulation
    Check supply voltage
    Check amperage draw
    Clean and adjust draft regulator and firing assembly
    Adjust combustion for optimum fuel efficiency
    Replace oil filter
    Replace humidifier media

Plan C: Heat Pump – 1 time a year

    Lubricate as needed
    Check defrost cycle and reversing valve operation
    Adjust air volume for maximum efficiency
    Check safety devices and electrical connections for tightness
    Check blower belt wear, tension and alignment
    Check for oil and refrigerant leaks
    Test electrical controls for proper operation
    Check refrigeration level
    Check refrigerant controls and coil temperature for maximum efficiency
    Replace air filter
    Check condensate drain

Plan D: Air Conditioner- 1 time a year

    Check condenser coil if necessary
    Check electrical connections for tightness
    Adjust system for optimum cooling
    Check for oil and refrigerant leaks
    Check for oil and refrigerant leaks
    Check safety devices
    Check blower belt wear, tension and alignment
    Check expansion valve and coil  temperatures
    Replace air filter

Plan E: Geothermal Heat Pump – 2 times a year

    Lubricate as needed
    Check reversing valve operation
    Adjust air volume for maximum  efficiency
    Check safety devices and electrical connections for tightness
    Check blower belt wear (commercial units), tension and alignment
    Check for oil and refrigerant leaks
    Test electrical controls for proper operation
    Check refrigeration level
    Check refrigerant controls and coil temperature for maximum efficiency
    Replace air filter
    Check static loop pressure, adjust as needed
    Check PETES plugs
    Check condensate drain
    Check at air coil

Plan F: Gas Fireplace- 1 time a year

    Clean Glass
    Clean up fireplace (if needed)
    Clean logs and burners
    Adjust gas pressure
    Clean blower (if applicable)
    Clean flue vent
